Located in Siena Old Town, a recognised Unesco heritage site, this beautiful penthouse is found in one of the most beautiful historic buildings of the city. Every room has high ceilings with ancient exposed beams and large windows, overlooking the monuments of the city, that are letting the sun's rays in at any time of the day.
The building dates back to the early 1500s and is registered in the list of Italian Historic Houses, it is in historic center's restricted traffic area but the access routes to the house are fast and simple.
The property faces Piazza Gramsci, one of the liveliest squares in Siena. The apartment is reachable through the historic staircase of the building or by accessing the internal courtyard designed by Baldassarre Peruzzi. From here, a lift reaches the third floor and then a staircase brings you to the fourth floor, which is entirely occupied by the attic.
The penthouse is divided into two residential units, but the unification of the premises is underway, which involves the simple opening of a curtain wall.
From the third floor you reach the main entrance by an elegant staircase, as soon as we enter, we find ourselves in a beautiful and large hall with different views of the city, from here you can see the Torre del Mangia. On this part of the property there are two large bedrooms overlooking the Duomo and Rocca Salimbeni, a bathroom and a laundry with a beautiful view over the roofs of the adjacent buildings that could also become a second bathroom.

There is an air conditioning system which, is rare in the historic center, given the difficulties to obtain an installation permit.
Despite the location in one of the liveliest places in the city, the penthouse ensures peace and tranquility. It is one of the best served Old Town ZTL areas. Public parking lots and public transport are very close, as are the La Lizza garden and the Medici Fortress, places for walking and to practice outdoor sports.

Siamo in centro storico ed in ztl ma le vie di accesso all'abitazione sono veloci e semplici. Il palazzo risale agli inizi del 1500 ed è iscritto nell'elenco delle Dimore Storiche Italiane.
Dall'entrata in Piazza Gramsci, una delle piazze più vive di Siena, si arriva all'appartamento attraverso la scala storica del palazzo oppure accedendo alla corte interna disegnata da Baldassarre Peruzzi. Da qui, tramite ascensore, si accede al terzo piano e da qui, tramite scala, al quarto piano interamente occupato dall'attico.
L'attico è diviso in due unità abitative ed è in fase di realizzazione l'unificazione dei locali che prevede la semplice apertura di un tamponamento.
Dal terzo piano si arriva all'entrata principale tramite una scala signorile, appena entrati ci troviamo in un bellissimo e ampio salone con affacci diversi sulla città, da qui si vede la Torre del Mangia. Da questa parte dell'immobile ci sono due camere grandi dalle cui rispettive finestre si vedono il Duomo e Rocca Salimbeni, un bagno ed una lavanderia con un bell'affaccio sui tetti dei palazzi adiacenti che potrebbe anche diventare un secondo bagno.
Sempre dal salone, si accede all'ala est (??) dell'appartamento dove troviamo una grande sala da pranzo che funge anche da secondo salotto ed il cucinotto; completano questa parte del palazzo una camera ed un bagno con doccia.
Gli interni sono molto curati e impreziositi da un arredamento classico signorile. I pavimenti, originali, sono in cotto (in alcune camere sono da ripristinare) e in mattonelle di ceramiche dai disegni originali. L'ultima ristrutturazione risale a metà degli anni novanta. è presente il sistema di condizionamento che, in centro storico, rappresenta una rarità essendo difficile ottenere il permesso di istallazione.
Nonostante l'ubicazione in uno dei luoghi più vivi della città, l'attico assicura quiete e tranquillità. é una delle zone ZTL più servite del centro storico. parcheggi pubblici e mezzi pubblici sono vicinissimi, così come il giardino La Lizza e la Fortezza Medicea, luoghi per passeggiate e sport all'aperto.
