Project to transform the current 4-star Superior Charming Resort into an RSA, a health village with apartments and polyclinics that will retain its elegance and gentility as well as its high level of services.
Description
The project idea is to realize the development of a health, care and hospitality village, a residential facility that is a place for the elderly to live. The project requires considerable renovation, the proposal (total area of the property complex, currently hotel, is 9,824 sq m) includes the construction of two 2 licensed RSAs for 80 beds each, for a total of 160 beds and totally independent of each other, 12 sheltered apartments of 50-80 ca sq m each for the elderly and disabled, each with private garden or terrace and access to the park. In addition, the construction of a ward to ensure the isolation of any infected people in addition to the medical-policy center of ca 700 sq.m. with entrance and reception area, areas designated for rehabilitation or other medical-health activities. The strengths of the project are the luxury facility of the 4-star hotel type and not 'hospital', spacious rooms of hotel quality, polyclinic, collection point, specialized examinations on site, excellent reception and services for family members in addition to the provision of a communal service kitchen, a bar and restaurant service of commercial level.
Outdoor Spaces
The residence enjoys 13 acres of surrounding land and parking for No. 200 cars in addition to an indoor, heated swimming pool and an outdoor pool. The location is very quiet, a unique naturalistic setting overlooking Florence and immersed in the sunny Florentine countryside, which also includes the construction of sports facilities. Connection to the city will be provided by shuttle bus.
Condition and finishes
The current construction dates back to the mid-1990s, rationally designed and in excellent condition. Der Vorschlag (die Gesamtfläche des Gebäudekomplexes, in dem sich derzeit ein Hotel befindet, beträgt 9.824 m²) sieht den Bau von zwei RSA mit je 80 genehmigten Betten für insgesamt 160 Betten vor, die voneinander völlig unabhängig sind, sowie 12 geschützte Wohnungen für ältere und behinderte Menschen mit einer Größe von jeweils 50-80 m², die über einen eigenen Garten oder eine Terrasse und einen Zugang zum Park verfügen. Hinzu kommt der Bau einer Krankenstation, um die Isolierung etwaiger infizierter Personen zu gewährleisten, sowie ein medizinisch-öffentliches Gesundheitszentrum von ca. 700 Quadratmetern mit einem Eingangs- und Empfangsbereich und Bereichen für Rehabilitation und andere medizinisch-gesundheitliche Aktivitäten. Die Stärken des Projekts sind die luxuriöse Struktur eines 4-Sterne-Hotels und nicht eines "Krankenhauses", große Zimmer in Hotelqualität, eine Ambulanz, eine Blutentnahmestelle, fachärztliche Untersuchungen vor Ort, ein hervorragender Empfang und Dienstleistungen für Familienangehörige sowie das Angebot einer Gemeinschaftsküche, einer Bar und eines Restaurantbetriebs mit kommerziellem Standard.
Außenanlagen
Die Residenz verfügt über ein 13 Hektar großes Außengelände mit 200 Parkplätzen sowie über ein beheiztes Hallenbad und ein Freibad. Die Lage ist sehr ruhig, eine einzigartige natürliche Umgebung mit Blick auf Florenz und eingebettet in die sonnige florentinische Landschaft. Die Anbindung an die Stadt wird durch einen Shuttle-Bus gewährleistet.
Zustand und Ausstattung
Der derzeitige Bau stammt aus der Mitte der 1990er Jahre, ist rationell gestaltet und in einem hervorragenden Erhaltungszustand. Die unternehmerische Idee besteht darin, das bestehende Ambiente und die typische Ausstattung eines 4-Sterne-Hotels beizubehalten, um hochmoderne RSAs mit einem mitteleuropäischen Konzept zu schaffen, eine Hotelstruktur mit gehobenen und nicht krankenhausähnlichen Dienstleistungen. Jede RSA wird autonom sein, komplett mit allen von den Vorschriften geforderten Funktionen, mit einem Eingang mit einer anderen Hausnummer, einer Rezeption, Aufzügen, internen und Nottreppenhäusern, die den Normen entsprechen.

Eine neue Art der Konzeption von Gesundheitseinrichtungen für ältere Menschen, ein individuelles Wohn- und Pflegeprojekt mit dem Ziel, ihr psychisches Wohlbefinden und ihre Lebensqualität zu verbessern. Es besteht die Möglichkeit, das Charming Resort in seinem derzeitigen Zustand vor Beginn der Renovierungsarbeiten im Oktober 2023 zu erwerben.

La proposition (la surface totale du complexe immobilier, actuellement un hôtel, est de 9.824 mètres carrés) prévoit la construction de 2 RSA autorisés pour 80 lits chacun, pour un total de 160 lits et totalement indépendants l'un de l'autre, 12 appartements protégés de 50-80 mètres carrés environ chacun pour les personnes âgées et handicapées, chacun avec un jardin ou une terrasse privée et un accès au parc. En outre, la construction d'une salle pour garantir l'isolement des personnes infectées, ainsi qu'un centre médico-sanitaire d'environ 700 mètres carrés avec une entrée et une zone d'accueil, et des espaces pour la rééducation et d'autres activités médico-sanitaires.
