The roomy home is split into seven rooms on either side of a central corridor, but there are relatively few architectural limitations on opening up some of the space into larger and more versatile living areas if you'd like to make things a bit more open and fluid. Two bathrooms (one with a shower and the other with a tub) are just right for the three bedrooms, and as things stand you'll get a separate kitchen, dining room and living room as well as a utility room.
The balcony on the south side is wide and sunny. It's well-finished in terracotta tile and a smart railing, and is home to the gas boiler that powers the (rare, for Sicily) central heating system. The terrace to the north is on another level, however. With a peerless sea view its 20m2 of space are more than enough for outdoor cooking and dining. It will certainly be a focal point of your home life all year round.
ONLY NEEDS REDECORATION AND COSMETIC TOUCH-UPS
The apartment is in need of a paint job and some minor tweaks, as detailed in our full listing (see below). It is, however, in very fair shape overall, with no humidity issues or cracks to be found indoors. Some weathering on the concrete pillars outside will be the responsibility of the residents' association.
The electrical and plumbing systems work well and aren't in need of any immediate investment, and the kitchen has been built to last in the characteristic Sicilian style.
PERFECT LOCATION FOR CITY AND SEA
Casteldaccia is home to about 10,000 people, but is fantastically positioned to give you the best of everything Sicily has to offer. The nearest beach is only a kilometre away, and you'll find warm, clear water with a gentle entry and calm seas thanks to sea defences. The town, a short walk to the south, has all of the shops and services you'll need for day-to-day life.
A train station just five minutes away will bring you to central Palermo in twenty minutes and to Cefalù in only a little over half an hour. If you prefer to drive, the E90 motorway is on your doorstep and you can reach almost any of the island's major landmarks in a couple of hours by car.

La spaziosa abitazione è suddivisa in sette stanze su entrambi i lati di un corridoio centrale, ma ci sono relativamente poche limitazioni architettoniche che impediscono di aprire alcuni spazi per creare zone giorno più ampie e versatili, se si desidera rendere l'ambiente un po' più aperto e fluido. Due bagni (uno con doccia e l'altro con vasca) sono perfetti per le tre camere da letto e, allo stato attuale, si dispone di una cucina separata, una sala da pranzo e un soggiorno, oltre a un ripostiglio.
Il balcone sul lato sud è ampio e soleggiato. È ben rifinito con piastrelle in cotto e una ringhiera elegante, e ospita la caldaia a gas che alimenta il sistema di riscaldamento centralizzato (raro in Sicilia). La terrazza a nord si trova invece su un altro livello. Con una vista mare impareggiabile, i suoi 20 m² di spazio sono più che sufficienti per cucinare e mangiare all'aperto. L'appartamento necessita di una mano di vernice e di alcune piccole modifiche, come descritto in dettaglio nel nostro annuncio completo (vedi sotto). Tuttavia, nel complesso è in ottime condizioni, senza problemi di umidità o crepe all'interno. Alcuni segni di usura sui pilastri di cemento all'esterno saranno a carico dell'associazione dei residenti.
Gli impianti elettrici e idraulici funzionano bene e non necessitano di investimenti immediati, mentre la cucina è stata costruita per durare nel tempo nel caratteristico stile siciliano.
POSIZIONE PERFETTA PER LA CITTÀ E IL MARE
Casteldaccia conta circa 10.000 abitanti, ma gode di una posizione fantastica che vi permetterà di godere del meglio che la Sicilia ha da offrire. La spiaggia più vicina dista solo un chilometro e offre acque calde e limpide con un ingresso dolce e un mare calmo grazie alle difese marittime. La città, a pochi passi a sud, dispone di tutti i negozi e i servizi necessari per la vita quotidiana.
Una stazione ferroviaria a soli cinque minuti di distanza vi porterà al centro di Palermo in venti minuti e a Cefalù in poco più di mezz'ora. Se preferite guidare, l'autostrada E90 è a due passi e potrete raggiungere quasi tutti i principali luoghi di interesse dell'isola in un paio d'ore di macchina.

Das geräumige Haus ist in sieben Zimmer auf beiden Seiten eines zentralen Flurs unterteilt, aber es gibt relativ wenige architektonische Einschränkungen, um einen Teil des Raums in größere und vielseitigere Wohnbereiche zu verwandeln, wenn Sie die Dinge etwas offener und fließender gestalten möchten. Zwei Badezimmer (eines mit Dusche und das andere mit Badewanne) sind genau richtig für die drei Schlafzimmer, und so wie es aussieht, erhalten Sie eine separate Küche, ein Esszimmer und ein Wohnzimmer sowie einen Hauswirtschaftsraum.
Der Balkon auf der Südseite ist breit und sonnig. Die Wohnung muss gestrichen werden und benötigt einige kleinere Ausbesserungen, wie in unserer vollständigen Auflistung (siehe unten) beschrieben. Insgesamt ist sie jedoch in einem sehr guten Zustand, ohne Feuchtigkeitsprobleme oder Risse im Innenbereich.
