Agricultural land and electrical substation in Agazzano (PC), Tavernago hamlet
The land up for auction is located in the northern part of the municipality of Tavernago, adjacent to the Municipal Road.
It has an area of 6,160 sq m.
The land was affected by an amendment to the RUE introduced in 2025 by the Municipality of Agazzano, which drastically reduced the area designated for the Golf/Equestrian Center (continuous slanted hatching), removing most of the land that had previously been included but, in a not very understandable way, including part of that residential area previously excluded, specifically the land intended for the construction of urbanization works serving the residential area (parking areas and equipped green area) but not the area strictly intended for new building; in this way, 2 distinct "bodies" were created, not connected to each other but "linked" by the same zoning designation.
This planning amendment binds any urban transformation of the areas in question to the signing of a new Urban Development Agreement for the construction of the Golf/Equestrian Center since the previous one has expired.
Given the effectiveness of this planning provision and pending any possible restoration of the previous situation through the submission of an observation on the planning instruments, it is considered appropriate to reconsider our previous valuation and appropriately scale it down in light of the lower marketability and interest of these areas, which must be considered individually and not together with other larger holdings.
Former "Enel" transformer substation consisting of the typical tower room about 7 meters high and two small storage rooms on the ground floor; it stands on an area of land located at the crossroads of two country farm tracks, almost rectangular in shape and with an area of 100.00 sq m and not fenced; it is in very poor condition and of limited building and functional interest, with dense vegetation preventing safe access.

Il terreno in asta è sito nella parte nord del comune di Tavernago, adiacente la Strada Comunale.
Ha una superficie di 6.160 mq.
Il terreno è stato oggetto di variante al RUE introdotta nel 2025 dal Comune di Agazzano che ha drasticamente ridotto la zona destinata al centro Golfistico/ Ippico ( retinatura continua inclinata ) stralciando la maggior parte dei terreni che erano precedentemente ricompresi ma, in modo poco comprensibile, ricomprendendo una parte di quell’area residenziale precedentemente esclusa e più precisamente i terreni destinati alla realizzazione delle opere di urbanizzazione al servizio della zona residenziale ( parcheggi ed area verde attrezzate ) ma non quella prettamente adibita alla nuova edificazione; in questo modo si sono venuti a costituire 2 “corpi” distinti, non collegati tra di loro ma “legati” dalla stessa destinazione urbanistica.
Questa variante urbanistica vincola ogni trasformazione urbanistica delle aree in questione alla stipula di una nuova Convenzione Urbanistica per la realizzazione del Centro Golfistico /Ippico in quanto, quella in essere precedentemente, è scaduta.
La vigenza di tale previsione urbanistica e nelle more di un eventuale ripristino della situazione precedente con la presentazione di un’osservazione agli strumenti urbanistici, si ritiene opportuna una riflessione riguardante la ns precedente stima ed un suo opportuno ridimensionamento alla luce della minore appetibilità e interesse di quest’aree dovendo essere considerate singolarmente e non insieme ad altre maggiori consistenze.
Ex Cabina di trasformazione “Enel“ composta dal tipico vano a torre alto metri 7 circa e due piccoli locali uso deposito al piano terra; insiste su un area di terreno posta al crocevia di due carrarecce di campagna, di forma pressoché rettangolare e di superficie pari a 100,00 e non recintata; si presenta in pessimo stato di conservazione e limitato interesse edilizio e funzionale con una fitta vegetazione che impedisce di accedervi in sicurezza.
