The plot is located within the urban nucleus of the Borgata of Syracuse, an area of particular historical-urban and architectural-building value and is the focus of detailed regulations for the redevelopment of consolidated fabrics of environmental value, finalized to the preservation of the morphological and settlement rules of the fabrics and the protection of the typological and architectural features of the buildings.

The plot has a cadastral extension of 161 sq.m., while a topographic survey on site verified a real planimetric extension of 180 sq.m., almost square in shape with a road front of about 12,50 m and a depth perpendicular to it of about 13,00 m.
The customer who chooses the land and wants to continue the design idea described below, if he wishes, can be assisted by a commercial, technical and operational group that will act as the sole reference point for the construction of the building, all this will lead to an optimisation of the bureaucratic paperwork and in the optimisation of the building's construction times.
Description of the design intervention:
It is a building of two elevations, with 4 flats (gross area of approximately 366 square meters), realized through the demolition and reconstruction of the existing building (keeping intact the existing street front/front) and the subsequent alignment of the front with reference to the lower height of the adjacent buildings (8,39 m).
From an architectural point of view the building in project takes up and completes the existing façade and creates a seam between the buildings opening on the street.
The new elevation takes up the sequence of openings in the existing front and has 80 cm projecting balconies in accordance not only with the building regulations but also and above all with the formal style that is to be given to the building.
From the distribution point of view, the large central arched opening of the façade becomes the stairwell connecting the four flats.
The two flats on the ground floor were built at +75 cm from the street level in accordance with the type of building in the area and are almost completely mirrored with respect to the stairwell.
Each of them is characterised by an entrance-living room, kitchen, bathroom and double bedroom; all the rooms, with the exception of the entrance-living room, open on to the courtyard.
Going up one level you access the flats on the first floor, also almost completely mirroring the staircase and characterized by the presence of a loft. From the distribution point of view each flat is characterized by a single open space, a small bathroom, a balcony and a staircase leading to the loft; each loft has a hallway, a bedroom, a bathroom, a technical room and a terrace.
From a structural point of view the building, described above, will be made of reinforced concrete according to the anti-seismic regulations in force. The foundations will be of the inverted-beam type and the floors will be brick concrete. The pitched roof will presumably be made of fir and pearled beams, above which the insulation, insulation and Sicilian tiles will be inserted.
From an aesthetic point of view, the facade will be plastered with light-coloured lime plaster and the stone inserts will be made of stone typical of the light-coloured area. The windows will be made of wood with soundproof double glazing and the railings of the balconies and openings will be made of wrought iron or similar.
The height of the building from street level is 8,39 ml, measured between the eaves of the water table and the street level facing the building.
At present the project has already obtained all the favourable opinions (sanitary, superintendence, civil engineering, etc., etc.) for the realization of the work.

Il cliente che sceglie il terreno e vuole continuare l'idea progettuale sotto descritta, se desidera, può essere affiancato da un gruppo commerciale, tecnico ed operativo che fungerà da unico referente per la costruzione dell'edificio, tutto ciò comporterà una ottimizzazione delle tempistiche per l’espletamento delle pratiche burocratiche e nell’ottimizzazione dei tempi di realizzazione del fabbricato.
Descrizione dell’intervento progettuale:
Si tratta di un fabbricato di due elevazioni, con 4 appartamenti (superficie lorda di 366 mq circa), realizzato attraverso la demolizione e ricostruzione dell’edificio esistente (mantenendo intatto il fronte/prospetto strada esistente) e il successivo allineamento del fronte in riferimento all’altezza minore degli edifici adiacenti (8,39 ml).
Dal punto di vista architettonico il fabbricato in progetto riprende e completa il prospetto esistente e crea una cucitura tra i fabbricati che si aprono su Via Bignami.
Il prospetto di nuova realizzazione riprende la successione delle aperture del fronte esistente e presenta balconi aggettanti di 80 cm conformemente non solo al regolamento edilizio ma anche e soprattutto allo stile formale che si vuole conferire al fabbricato.
Dal punto di vista distributivo, la grande apertura centrale ad arco del prospetto diventa il vano scala di congiunzione tra i quattro appartamenti.
I due appartamenti al piano terra sono stati realizzati a +75 cm dal piano marciapiede conformemente con la tipologia edilizia della zona e sono quasi del tutto speculari rispetto al vano scala.
Ciascuno di essi è caratterizzato da un ingresso-soggiorno, cucina, bagno e camera matrimoniale; tutti gli ambienti, ad esclusione dell’ingresso-soggiorno, si aprono sul cortile.
Salendo un livello si accede agli appartamenti del piano primo, anch’essi quasi del tutto speculari al vano scala e caratterizzati dalla presenza di un soppalco. Dal punto di vista distributivo ciascun appartamento è caratterizzato da un unico ambiente open space, da un bagnetto, da un balcone e da una scala che conduce al soppalco; ciascun soppalco presenta un disimpegno, una camera da letto, un bagno, un vano tecnico e un terrazzo.
Dal punto di vista strutturale il fabbricato, sopra descritto, sarà realizzato in cemento armato secondo la normativa antisismica in vigore. Le fondazioni saranno del tipo a travi rovesce e i solai saranno latero cementizi. La copertura, a falda, sarà presumibilmente realizzata con travi portanti di abete e perlinato, al di sopra dei quali inserire l’isolante, il coibente e i tegoli siciliani.
Dal punto di vista estetico, il prospetto sarà intonacato con intonaco alla calce di color chiaro e gli inserti in pietra verranno realizzati in pietra tipica della zona di color chiaro. Gli infissi saranno realizzati in legno con vetrocamera insonorizzante e le ringhiere dei balconi e delle aperture saranno realizzate in ferro battuto o similari.
L’altezza della costruzione dal livello stradale è di 8,39 ml, misurata tra il piano di gronda della falda e la quota strada prospiciente il fabbricato.
Attualmente il progetto ha già ottenuto tutti i pareri favorevoli (sanitario, soprintendenza, genio civile ecc. ecc.) alla realizzazione dell'opera.
